Pre-listing/seller inspection
For most home loans the buyer is required to have a home inspector verify the home does not have any serious issues, which is the primary function of a home inspector: Safety and Functionality. Having an inspection performed prior to listing will allow you to see your home through a professional and objective perspective, which will assist you in knowing what work you may have to do, and what the value of your home might be to potential buyers.
If an inspection is not required for the loan, then a solid pre-listing inspection that identifies all problems could encourage the buyer to waive the inspection contingency and there will be professional supporting documentation for your disclosure statement.
