An inspection can be a daunting experience if you’ve never had one done before.
ASHI standards state that we perform what’s called a “Limited Visual Inspection.” It is actually a detailed and vigorous process that requires a professionally trained eye and experience.
What we look for:
- Major defects
- Problems that could become major defects such as an HVAC that is beyond life expectancy
- Functionality: to include HVAC, plumbing, electrical and appliances

- Safety: to include any hazards, foundation and structural
- Unseen issues that could cause you undue, unexpected future work or costs

What is included in a home inspection?
Roof
Roof-covering materials, gutters, downspouts, vents, flashing, skylights, chimney.
Exterior
Siding materials, eaves, soffits, fascia, windows, doors, flashing, trim, walkways, driveways, stairs, steps, stoops, ramps, porches, patios, decks, balconies, carports, railings, handrails, surface drainage, retaining walls, and grading of the property (how water flows over the soil against the home).
Basement/Crawlspace/Foundation
Type of foundation, location of access, indications of wood, active water penetration, foundation movement, and possible structural concerns
Heating & Cooling / HVAC systems
Location and year of units and thermostat, energy source, heating method, cooling method, and operational issues, age of the unit(s), temperature differentials and functionality of each vent in the home.
Plumbing
Main water supply shut-off valve, main fuel supply shut-off valve, water heating equipment, temperature/pressure-relief (TPR) valves, basement and crawlspace plumbing features, fixtures, faucets, toilets, sinks, tubs, showers, drain, waste and vent system, sumps with accessible floats.
Electrical
Service drop condition and type, overhead service conductors, service head, drop loops, service mast, service conduit, electric meter and base, panel boards, circuit breakers, fuses, service grounding, switches, lightning fixtures, receptacles, smoke and carbon monoxide detectors.
Fireplace
Lintels above fireplace openings, damper doors, cleanout doors and frames, type and functionality of electrical or gas operation; functionality and condition of vents and chimney flue.
Attic
Insulation type, age, condition; ventilation types and condition; exhaust systems (if any).
Interior
Doors, doorframe, windows, cabinets, countertops, floors, walls, ceilings, stairs, steps, landings, stairways, ramps, railings, guards, handrails, and garage vehicle doors (safety and functionality).
